Before you begin to shop for a new home, you should begin the process of being pre-qualified for a home loan.  We’ll look at your credit profile, income, assets and liabilities and assess goals for a down payment and get an idea of different loan programs that would work for you. You will be issued a pre-qualification letter indicating the amount that you are pre-qualified to borrow and for which loan program that you are pre-qualified.

We can also issue you a pre-qualification letter that you may send in with a contract when you offer to buy a home. A pre-qualification letter shows the seller that you are serious and in a situation to be purchase a home. The seller will  rest easier and be more confident in considering your offer, because they know you have been pre-qualified to obtain the necessary financing. We can also run different numbers for you so that you will know what the payments would be for your next home OR we can find out what price range home that you should look for to keep your total monthly payment within a range that is comfortable for you.

During the pre-approval process, we actually look at all of your documentation closely in preparation to send your loan to the lender for final approval.

A pre-approval letter shows the seller that not only are you pre-qualified to buy a home, but that all your documents have been closely examined and are ready to go to underwriting for final approval once you have a contract. This also shows the seller that you will be able to obtain financing quickly, which could make your offer more desirable than someone who offers a contract with no pre-qualification or pre-approval letter.
